Set up a lease and what it asks for

How-to

A lease records your premises, your landlord and what the lease asks you to send: sales reports, a current certificate of insurance, service reports. WBAMS prepares each one when it is due and sends it, or waits for you to check it first.

  1. Add the lease

Leases › Add lease: a name, the premises, the landlord, the property manager, the address sales reports go to, the term, the notice date, the rent and the deposit. Link the rent to its recurring bill.

  2. Choose where sales come from

Payments received in billing adds up what WBAMS billing took each day, less refunds. For sales kept somewhere WBAMS cannot read, choose to type the figures on each report.

  3. Add what it asks for

On the lease, Add what it asks for: a sales report every month, quarter or lease year; a document to keep current, such as the certificate of insurance; a document on a schedule, such as a service report; or a reminder.

  4. Check, then let it run

Each one starts as Waits for you. Open Reports and sending, check the report and send it. Once you trust it, switch it to Sends by itself.

Late reports are held

A report for a period that ended a while ago waits for you to check it, even when it is set to send by itself.

One reminder a day

WBAMS sends one email a day, only when there is something to say: reports waiting for you, documents running out and bills to pay. Choose who receives it on the Leases page.
